How it goes

Protect and prep

Furniture is covered, floors are dropped, nail holes are filled, and edges are taped or cut in by hand.

Prime where needed

Patches, stains, and dark-to-light changes get a primer coat so the finish is even.

Two finish coats

Walls are cut in and rolled twice with quality paint, with drying time respected between coats.

Clean lines, clean room

Tape comes off at the right moment, touch-ups are done, and the room is put back.

Indoor Painting in Bay Area homes

Homes built before 1978 — which is most of San Francisco, Burlingame, San Mateo, and older San Jose neighborhoods — may have lead paint under newer layers. Surfaces are tested before sanding, and any positive result changes the prep method.

Coastal humidity slows paint curing. In the fog belt from San Francisco to Daly City, latex paint can take twice as long to fully cure, so second coats and furniture placement are scheduled accordingly. Inland in Sunnyvale and San Jose, drying is fast and the main concern is working in the shade.

At the hourly rate, a typical 12×12 bedroom takes three to five hours for walls only, so $225–375 in labor plus paint. Trim and ceilings add time.

Do you provide the paint?

Either. Paint can be picked up at cost from a local supplier, or use what you've already bought.

Can you match my existing wall color for touch-ups?

Yes, from a sample chip or the original color code. Touch-ups on flat and matte finishes blend best; satin and semi-gloss may need the whole wall.

Do you test for lead paint?

Yes, on any home built before 1978 before sanding or scraping. A positive test means wet sanding and containment rather than dry sanding.

How long before I can put furniture back?

Paint is dry to the touch in a few hours. Leave a day before pushing furniture against walls, longer near the coast.
