How it goes

Remove the old caulk

Failed caulk is cut out completely and the joint is cleaned and dried — new caulk over old never holds.

Choose the right product

100% silicone for wet areas, paintable acrylic-latex for trim, and exterior polyurethane outside.

Apply and tool

A continuous bead is applied and tooled smooth for a clean, sealed line.

Cure before use

Wet areas are kept dry for 24 hours before showering.

Sealing & Caulking in Bay Area homes

Fog-belt bathrooms from San Francisco through Redwood City stay damp longer, so caulk lines around tubs and windows fail faster and mold shows up in the joint. Re-caulking with mildew-resistant silicone every two to three years is the norm near the coast.

Winter rain finds every unsealed gap around window and door frames. Sealing exterior trim and penetrations in late summer, before the rains, is a common request across the whole corridor.

Sealing & Caulking: questions people ask

How much does it cost to re-caulk a bathtub?

One to one and a half hours at the hourly rate, including removing the old caulk.

Why does my caulk keep getting moldy?

Old caulk wasn't fully removed, the joint was damp when it was applied, or a non-mildew-resistant product was used. Clean removal and the right silicone fixes it.

Can you fix drafty windows and doors?

Yes. Gaps are sealed and weatherstripping or door sweeps are installed.

How long before I can use the shower?

24 hours for silicone to cure properly.

Do you regrout tile?

Small areas, yes. Large regrouting jobs are quoted separately.
